Customer report

The customer reported a toilet leaking when flushed at a residential property in Kew. During the quoting and assessment process, additional bathroom plumbing works were identified, including the replacement of a vanity unit and the installation of a pressure-limiting valve. The approved scope also included replacing two toilet suites and installing a garden hose tap.

Diagnosis & Technical Assessment

The initial customer concern related to a leaking toilet during operation. Assessment and quotation records identified several plumbing components requiring replacement as part of the overall bathroom upgrade works.

Inspection determined that the existing vanity unit was beyond repair, and replacement was selected as the preferred solution. Documentation also identified the requirement to install a pressure-limiting valve at the water meter to manage static water pressure in accordance with AS3500 Part 1 requirements and maintain maximum outlet pressure limits.

Before installation works commenced, the existing vanity, toilet suites, and associated plumbing components were assessed for removal and replacement. During procurement and installation activities, it was noted that Link toilet suites were supplied in place of the originally anticipated units, and installation proceeded using the supplied products.

Following completion of the plumbing works, water services were reinstated, and testing procedures were undertaken as part of the installation process. Job completion records confirmed that clean-up was completed and all works were subject to final checking prior to handover.

All work was completed in accordance with the Victorian Building Authority (VBA) regulatory framework.

Solutions delivered

The approved scope included several plumbing and bathroom improvement works completed during a single site visit.

A standard pressure-limiting valve was supplied and installed at the property water meter to regulate system pressure. Two existing toilets were removed and replaced with new Posh bottom-entry S-trap toilet suites complete with soft-close seats.

The existing vanity was removed following an assessment that it was beyond repair. A new 900mm vanity sourced from Bunnings was installed, with associated plumbing modifications completed to suit the new fixture. This included installing mini-taps, cover plates, waste pipework, trap components, and reconnecting the existing tapware. Associated tiling works were also completed as part of the vanity installation process.

A complimentary garden hose tap installation was completed before final testing and site clean-up. The selected solutions aligned with the approved quotation and site assessment findings.

Repair vs Replacement

Repair and replacement decisions depend on the condition of the existing plumbing fixture, the component’s expected service life, and whether reliable ongoing performance can be achieved.

In this project, a replacement was selected for the vanity after inspection found the existing unit beyond repair. The toilet suites were also replaced as part of the approved scope of works. Where fixture condition, functionality, or planned upgrades make repair impractical, replacement can provide a suitable long-term outcome while allowing associated plumbing components to be updated during the same project.
