Customer report
The customer reported a sudden loss of hot water at their Richmond property following a burst pipe connected to the existing hot water unit. The issue resulted in no hot water being available within the home. The customer required restoration of hot water supply and assessment of the existing system to determine the appropriate repair or replacement action.
Diagnosis & Technical Assessment
The reported issue involved a burst pipe associated with the hot water unit, resulting in a complete loss of hot water supply. The condition of the existing hot water unit required isolation of both gas and water services to allow safe removal.
The existing unit was disconnected from all associated piping and relief lines before being drained and removed from site. Based on the recorded scope of work, replacement of the hot water unit was selected rather than repair of the damaged components. Installation requirements included reconnection of piping, integration of a tempering valve where applicable, and commissioning of the new unit to restore hot water service.
A boundary pressure limiting valve was also installed to control incoming water pressure and reduce the risk of excessive static pressure contributing to system damage. The valve was installed in accordance with AS3500 Part 1, with a maximum static pressure of 500 kPa specified.
All work was completed in accordance with the Victorian Building Authority (VBA) regulatory framework.
Solutions delivered
The solution delivered involved full replacement of the existing hot water system with a Thermann 135L natural gas hot water unit. Gas and water services were isolated to allow safe disconnection of the old system, followed by removal from the property. The new unit was installed, connected to existing pipework, and commissioned to restore hot water supply.
A 20mm boundary pressure limiting valve was installed as part of the works to regulate incoming water pressure and reduce the likelihood of future pressure-related failures. The installation was completed in line with the relevant Australian Standard requirements.
Following installation, the plumber walked the customer through the operation of the new hot water system. All removed materials and waste were cleared from site at completion.
Tools, Parts & Systems Used
- Thermann 135L NG gas hot water unit
- Boundary pressure limiting valve (20mm)
Outcome & Results
Hot water service was restored following installation and commissioning of the new gas hot water unit. The pressure limiting valve reduced static water pressure to compliant levels, supporting long-term system reliability. Job completion was recorded, with the customer shown the installed system.
All work was completed in accordance with the Victorian Building Authority (VBA) regulatory framework.
Repair vs Replacement
In cases where a hot water system is affected by a burst pipe, repair may be possible if damage is isolated to external pipework and the unit remains serviceable. Replacement is more commonly selected when the existing unit requires full disconnection, removal, or no longer meets operational or compliance requirements.
In this job, replacement was chosen to restore hot water service and integrate a pressure limiting valve to reduce future risk. Installing a new system can provide improved reliability where older units or damaged connections are involved, particularly when pressure control has not previously been in place.
